Through Consent File B129-21, the owner proposes to sever one new 0.82 hectare
residential lot with 61.5 metres of frontage on County Road 20. The proposed retained
parcel has an area of approximately 6.60 hectare with approximately 136.1 metres of
existing frontage on County Road 20.

The subject lands are currently zoned the Rural 1 (RU1) Zone. Through the approval of
Zoning File Z99-21, the applicants are seeking to be rezone the severed lot to Special
Rural Residential 2 (RR2-147) to reflect the existing setbacks of the dwelling. The
retained lands are proposed to be rezoned to Special Rural 1 (RU1-270) Zone to
recognize the resulting lot size and existing structures.
