The County of Prince Edward has received a request for a Draft Plan of Subdivision, Draft Plan of Condominium, and Zoning By-law Amendment that would result in the creation of a total of 111 residential dwelling units and a commercial block, accessed by condominium roads.
The subject lands are located on the east side of County Road 49 within the Settlement Area of Picton, with municipal address of 49 and 57 Folkard Lane.
The built form will consist of townhouse dwellings, back-to-back townhouses, and a standalone commercial use.
The application for Draft Plan of Condominium proposes to create common property elements for the proposed subdivision, including the roadways and open space blocks.
A Zoning By-law Amendment has also been submitted to rezone a portion of the subject lands from the current “Special Urban Residential Type 3 Exception 59 Holding (R3-59-H) Zone” and “Special Urban Residential Type 3 Exception 60 Holding (R3-60-H) Zone” to a new site specific ‘Special Urban Residential Type 2 Holding (R2-xx-H) Zone’ and ‘Special Urban Residential Type 3 Holding (R3-xx-H) Zone’. The current ‘General Commercial Exception 18 Holding (GC-18-H) Zone’ and ‘Open Space (OS) Zone’ will remain.
